The UAE Golden Visa offers several approved investment routes. Each pathway caters to a different investor profile, with varying capital requirements and documentation burdens.

Real Estate Investment

The most widely used route is real estate investment. As of 2022, an investor must own property (or multiple properties) valued at no less than AED 2 million. These can be off-plan, mortgaged, or completed assets, provided the investor’s paid-up equity is at least AED 2 million at the time of application.

  • Minimum Value: AED 2 million
  • Holding Period: Indefinite residency as long as ownership is retained
  • Mortgage Clause: Allowed if equity ≥ AED 2 million
  • Use Restrictions: Properties must be located in approved zones; short-term letting allowed in Dubai

  • Cons: Market liquidity risk, especially in off-plan units

Business and Entrepreneurship

The UAE also provides golden visas to entrepreneurs owning or partnering in a startup officially registered in the UAE under the Ministry of Economy. Startups must be classified as SMEs with annual revenues of at least AED 1 million. Alternatively, applicants can qualify if their venture is funded by an accredited UAE business incubator or investor.

  • Approval Agency: Emirates Development Bank and Ministry of Economy
  • Documentation: Business license, incorporation documents, bank statements

Though not widely used, investors can also obtain golden visas through significant financial investments, such as AED 2 million placed in accredited investment funds licensed by UAE financial regulators. This option may include equity funds, bonds, or mixed portfolios, provided the investment is not leveraged.

  • Holding Period: Must be maintained for visa validity
  • Tax Advantage: Income from these investments is generally tax-free in the UAE

Philanthropy and Specialized Talent

Although not strictly investment-based, individuals who make significant charitable donations, contribute to public benefit projects, or hold patents or publications in strategic fields may qualify under merit-based categories.
